
We recently sat down with BAM Capital’s Chief Financial Officer, Jim Fox, to discuss his background, leadership style, investment philosophy, and what drew him to the team.
Tell us a little about yourself
I was born and raised in Kenosha, Wisconsin, and grew up thinking I’d “go to the big city” and move to either Milwaukee or Chicago. I chose Chicago, where I spent more than 35 years in the commercial real estate industry.
I earned my MBA from the University of Chicago with concentrations in finance, statistics, and behavioral sciences. Most of my career has been spent in finance and executive leadership roles, and I’ve come to really enjoy the investment process.
What has kept you passionate about real estate finance throughout your career?
It is a constantly changing market. The economic backdrop and individual properties all create new challenges and opportunities, which keeps the industry interesting. No two situations are exactly alike, and there is always something new to learn.
What experiences have shaped your approach to leadership the most?
Early on, I realized it’s all about people. I began focusing on fostering a teaching culture to build high-functioning teams that can accomplish extraordinary things. Confidence and conviction come from putting in the work and challenging your own assumptions. I have really enjoyed seeing my alumni thrive in new leadership roles which creates a broad network of industry connections that are helpful to both me and BAM in my current role.
What attracted you to BAM Capital, and what made you want to join the team?
BAM Capital’s integrity, track record, thoughtful approach, and culture all stood out to me. The more I learned about the company and its investment philosophy, the more I appreciated the discipline behind how decisions are made.
How would you describe your role as Chief Financial Officer, and how does your work support BAM Capital’s broader mission?
My role is to lead our financial and reporting strategies while ensuring our team has the analysis-based insights needed to evaluate opportunities, manage risks, and make informed decisions. My goal is to help BAM achieve the best possible outcomes for our investors.
How do strong financial operations and disciplined decision-making create value for BAM Capital’s investors?
Real estate investing should be based on conservative underwriting and correctly pricing risk. Our investment analysis is centered on dozens of variables and estimates that investors may view differently.
At BAM Capital, we are always focused on uncovering value for our investors, but we are equally focused on asking, “What could go wrong?”
You’ve navigated multiple real estate cycles throughout your career. What lessons have stayed with you through those changes?
Risk management is the biggest lesson that has stayed with me. The market is constantly changing, and successful investors have to remain disciplined, adapt to new conditions, and stay focused on the fundamentals. Investors tend to make the mistake of thinking that the current economic situation will continue, but we all know that change is the one thing you can count on.
When evaluating an investment opportunity, what are some of the key factors you look for from a financial perspective?
Location, the new-supply pipeline, the physical asset, and whether our going-in basis is well below replacement cost are all important factors. We also spend significant time evaluating whether our assumptions make sense, especially around our projected exit pricing. We want to be careful to ensure that our underwriting is based on thoughtful and realistic analysis, and not just a number on a spreadsheet.
What advice would you give someone considering their first private real estate investment?
Find a great team with integrity. The people behind the investment are just as important as the investment itself. A strong team with experience, discipline, and alignment can make a real difference when things don’t go exactly as planned, which they seldom do.
What excites you most about the future of The BAM Companies?
Our team is stronger than ever, and we’re looking at some changing market dynamics that should create amazing investment opportunities. I sincerely think the market for the second half of 2026 and 2027 is one that we should lean into from an investment perspective.
When you’re away from work, what do you enjoy doing?
I enjoy spending time with my wife, kids, and grandkids; cooking; and traveling.
